The recent Malibu wildfires, which resulted in over $250 billion in damage, left some properties untouched, sparking curiosity about what makes these homes different.

1. Fire-Resistant Materials:
Homes constructed with materials like stucco, metal, stone, and fire-resistant roofing (e.g., clay or metal) are more likely to survive. Double-glazed windows and sealed gaps in walls also prevent flames and embers from entering. As fire safety expert Daniel Vasilevski puts it:

“The choice of materials isn’t just an aesthetic or cost decision. It directly impacts a structure’s ability to withstand extreme fire conditions” (Blakeley, 2025).

2. Strategic Landscaping:
Defensible space—clearing vegetation and flammable materials from around a home—plays a critical role. Tom Hanks’ Malibu mansion, for example, features a “moat” of minimal foliage, which helped it remain untouched while nearby properties burned (Blakeley, 2025).

3. Structural Integrity:
David Steiner’s Malibu mansion survived due to its innovative design, including pilings driven 50 feet into bedrock for seismic and fire resistance. Vasilevski explains,

 “A deeply anchored foundation resists heat-induced shifting or cracking, protecting the structure from embers” (Blakeley, 2025).

 

4. Environmental Factors:
Topography, wind patterns, and natural barriers can direct fires away from certain homes. Fire investigator John Miller notes that changes in wind or natural features like rocks can create unexpected safe zones.

“The wind may have shifted while a structure was engulfed next door, which directed heat and flames in a different direction and away from the structure that was not burned” (Blakeley, 2025).

Luck: The Unpredictable Variable

While planning and materials are crucial, luck remains an undeniable factor. Whether it’s a shift in wind or embers missing a roof, randomness can also determine survival. Jessica Lauren, a fire safety expert, shares:

“Luck does play a factor. My home was routinely spared when embers sent by fierce Santa Anas ignited nearby neighborhoods” (Blakeley, 2025).
