Buyers
When the conversation turns to the 2026 midterms, you might expect inflation, immigration, or grocery prices to lead the way. For voters ages 18 to 34, the answer is something much closer to home. CNBCās Q2 2026 All-America Economic Survey found that this age group ranks housing as the single most important issue facing the country, ahead of food costs and protecting democracy.
I work with young buyers and renters across Orange County every week, and this finding does not surprise me. Many of them are smart, hardworking, and financially disciplined, yet they feel locked out of a market that seems to move faster than their savings do.
Harvard Universityās Joint Center for Housing Studies puts real figures on what many people feel at the kitchen table. Its Americaās Rental Housing 2026 report shows that 49% of renter households now spend more than 30% of their income on housing. Of the 22.7 million cost burdened households, 12.1 million pay more than half of their income toward housing.
Spending half of your paycheck on a roof over your head leaves very little room for building a down payment, covering emergencies, or investing in your future. This is exactly why so many renters feel stuck in place, and why housing has moved from a kitchen table worry to a ballot box priority.
Housing policy is getting attention from lawmakers. A bipartisan housing bill passed Congress in June 2026 with support from both sides, which tells us that affordability is no longer a niche issue. As the reference puts it, āAffordability is going to stay in the headlines through the fall election.ā
For those of us in real estate, that means more public conversation, more proposals, and more questions from clients about what will change and when. My advice is to pay attention to policy, but not to build your personal plans around promises that may take years to play out.
If you are a first-time buyer, the headlines can feel discouraging, but there are practical moves that work in any climate.
Waiting for a perfect moment can cost you equity you could be building today. A clear plan, built around your own numbers, matters more than any election cycle.
If you own a home, strong buyer interest and limited affordable inventory work in your favor. Younger buyers are motivated and highly informed, but they are also careful with every dollar. Homes that are priced accurately, presented well, and marketed with care attract the most serious offers. A pricing strategy that respects what todayās buyers can truly afford will help you sell faster and with fewer headaches.
Even when affordability is tight, real estate remains one of the most reliable paths to long term wealth. Owning a home builds equity over time, and for many families, a first purchase becomes the stepping stone to a second property or an investment opportunity down the road. The goal is not to chase the perfect market. It is to take the next smart step that fits your situation.
Whether you are a young professional dreaming of your first front door, a family ready to upsize, or a homeowner weighing your next move, Orange County still offers an incredible lifestyle, and the right strategy can open doors that headlines make seem closed. If you are considering a move to Orange County, I would love to sit down with you, talk through your goals, and build a plan that works for you.
