If you have been watching the market from the sidelines, this weekās news is worth your attention. According to the latest Redfin housing market report, U.S. home sale prices fell year over year for the third week in a row. The median sale price for the four weeks ending November 1 landed at $388,604, down 0.4% from a year earlier. That is a small dip, but it follows three full years of increases, which makes it a real shift in direction.
Price is only half the affordability picture. The median monthly mortgage payment dropped to $2,777, its lowest point in five weeks and down from an early October peak of $2,811. That relief comes from mortgage rates and sale prices both inching lower. Rates still sit around 7.24%, and payments remain about 11% higher than last year, so this is a gentle thaw and not a flood of savings. Still, buyers who have been priced out of the conversation may want to run their numbers again.
Not everyone is rushing to list. New listings slipped 1.5% from the week before and hit their lowest level since January, as homeowners reacted to slower demand. Pending sales also fell to a record low in Redfinās data, which goes back to 2021. In neighboring San Diego, pending sales dropped 26.9% year over year, a reminder that Southern California buyers are being cautious too.
Even with fewer new listings, there are still more homes available than a year ago. Active listings are up 2.1%, and the market holds about 4.6 months of supply. Many analysts consider 4 to 5 months of supply a balanced market, so we are creeping toward balance. Redfin notes that buyers who are active right now may be able to ānegotiate prices down and/or get other concessions from sellers.ā Roughly 21.2% of listings have had a price cut, and homes are selling at about 98.3% of their list price on average.
Less competition gives you time to think. Here are a few ways to use it:
Sellers are not out of the game, but pricing strategy matters more than ever. About 23% of homes still sold above list price, so well-prepared homes in the right location can perform. The key is pricing realistically from day one. A property that starts too high can sit, and repeated price cuts tend to weaken your negotiating position. Strong photos, smart staging, and a clear pricing plan make the difference in a slower market.
