Buyers
Selling your home? Staging each room is crucial, and the bathroom—despite being small and often overlooked—is a high-impact area that deserves attention. Here’s a guide to seven professional-level bathroom staging tips to help your home sell quickly and impress potential buyers.
Nothing turns off buyers faster than clutter, especially in bathrooms.
“Having tons of stuff on surfaces and items out in a bathroom is pretty skeevy because of how many germs are floating around,”
says Katie McCann from Haven. Clear everything off counters, including toothbrush holders and soap dishes. Keep items stored under the sink or in a nearby closet to maintain a tidy, inviting space.
Old or well-loved rugs should be kept out of sight for showings. Instead, interior designer Amy Tuntasood recommends buying a fresh set of mats for appointments. Use the new rugs for showings, while your regular ones stay tucked away. This small swap can instantly make the bathroom look fresh and well-cared for.
Those half-used, sticky bars of soap? They have to go. Replace them with a stylish pump soap dispenser, which doubles as a minimalist yet functional accessory. Pamela O’Brien, designer at Pamela Hope Designs, also suggests placing luxurious, unused shampoo and conditioner bottles in the shower during showings for a subtle touch of elegance.
A spotless bathroom is essential. Clean soap scum, grime, and any rusty-colored stains caused by minerals in hard water. If these tough spots are too much to handle, consider hiring a pro for thorough cleaning, grout replacement, or even refreshing stained areas. A clean, stain-free bathroom will reassure buyers of a well-maintained home.
Potential buyers can be curious, and a peek into your medicine cabinet can reveal more than you intend.
“Empty it before showings—especially regarding medications,”
advises Tuntasood. If possible, replace an outdated medicine cabinet with a simple mirror to give the bathroom a clean, modern look.
Bathrooms used by kids can easily look messy. For staging, store away large items like step stools or training potties and organize toys and towels in neat bins or baskets. This simple step makes the space feel more grown-up and keeps potential buyers focused on the home rather than family clutter.
Instead of towel bars, hooks offer a tidier solution for hanging towels. O’Brien explains, “Towels should be white or off-white throughout the house, and only display a few. Remember, you aren’t selling a laundry service.” Hanging towels neatly from hooks will keep them looking natural and effortless.
Staging your bathroom with these seven expert tips can make a powerful difference, showcasing a clean, inviting space that buyers will love. First impressions are everything, and a well-staged bathroom might just be the key to selling your home faster. Ready to get your home market-ready? Let’s connect!
