In 2025, families in cities like Denver and Seattle are seeing a financial phenomenon that’s hard to ignore: “Sending two kids to daycare costs more than rent in 14 of the 20 metros in this analysis.” In Denver, for instance, parents spend an average of $2,867 per month on daycare for two children, compared to $1,720 for rent—a whopping 167% of rent. Seattle follows closely, with daycare for two kids costing 160% of rent.
This reality is especially stark in metros where both housing and childcare are expensive. “San Francisco has the most expensive childcare in the country, followed by Seattle, Boston and Denver.”
It’s not just about high costs—it’s about what families must sacrifice. According to Redfin’s chief economist, “America has a housing affordability crisis—and it also has a childcare affordability crisis.” These dual burdens are taking up nearly half of a family's income in many cities. In Philadelphia, for example, “sending one child to daycare plus paying rent eats up nearly half (46%) of the local median household income.”
That doesn’t leave much room for savings, investments, or even basic expenses like groceries. For families in cities such as Miami, New York, and Los Angeles—where daycare costs are relatively low compared to rent—the overall cost burden remains extremely high because “paying for childcare for one child and rent eats up half of the local median household income in Miami, the highest share of all the metros in this analysis.”
Not only are families paying more now—they’re seeing costs rise faster each year. “Childcare costs are rising year over year in 17 of the 20 metro areas in this analysis,” with Seattle seeing the sharpest spike at 10.4%. Meanwhile, rents are climbing in fewer areas, but analysts predict broader increases soon.
This makes it harder for families to budget long-term. Even in metros where childcare is currently less than rent—like Miami or San Diego—the gap is closing quickly.
With these pressures, many families are rethinking career moves, family planning, and where they want to live. “Families are forced to live on the financial edge, without much disposable income or money to put into savings, until their kids are older,” the report notes. Some parents leave the workforce altogether or delay promotions to avoid childcare costs, while others are choosing not to have children due to financial limitations.
