Why People Are Leaving Rural America—And What It Means for Real Estate

 

The latest U.S. Census Bureau data reveals a growing trend: people are leaving rural areas in droves. “Rural areas have a hard time competing with larger cities that offer more job opportunities and higher wages to young residents and families,” says Hannah Jones, a senior economic research analyst at Realtor.com®.

Counties like Yazoo and Sunflower in Mississippi are leading the exodus. Yazoo saw a 6.4% population drop in just one year, while Sunflower's population has declined by 10.8% since 2020. What’s behind this shift? It’s a mix of limited job prospects, economic stagnation, and the lack of infrastructure and amenities that urban centers can offer.

The Domino Effect: Real Estate Markets Respond

What happens when people pack up and leave? The local housing market takes the hit. With more homeowners renting out inherited properties and fewer buyers entering the market, “most homes are being rented rather than sold,” notes Reginald Wells, a local agent in Mississippi.

This supply-demand imbalance is dragging down property values. In Yazoo, the median list price is now around $171,156, and homes sit on the market for an average of 124 days. Sunflower is seeing similar numbers with a median list price of $165,000 and homes averaging 93 days on market.

Meanwhile, high-growth urban areas are seeing the opposite trend—rising prices and shorter time on the market. Dawson County, GA, and Kaufman County, TX, are booming, with median list prices of $605,794 and $352,500, respectively, and fast-paced sales cycles.

Why People Are Moving—and Where They’re Going

So where are people going? Urban areas with expanding job opportunities are becoming magnets for former rural residents. Madison County, MS, for example, is drawing attention thanks to the rapid growth of Amazon Web Services' data center campus.

“People are increasingly searching for homes in urban hubs like Jackson, MS, Memphis, TN, and Mobile, AL,” says Jones. And it’s not just about work—people are chasing lifestyle upgrades, modern amenities, and better education systems for their families.

Can Rural Communities Bounce Back?

Despite these challenges, some rural areas are fighting back with targeted revitalization efforts. Broadband internet is becoming a game-changer. The USDA cites high-speed internet as essential for supporting remote work and sparking local business development.

“Places seeking to stabilize population loss through local development efforts are directing attention to these issues,” explains John J Green, professor and director of the Southern Rural Development Center. “For rural communities, this necessitates multicommunity and regional collaboration.”

With the right investments, rural towns could regain traction—but it will take serious commitment and innovation to turn the tide.
